Questions people ask before they call.

How much does a renovation cost?

Most of our bathroom renovations land between $17,000 and $30,000, and kitchens start around $25,000. You'll get one number after a single walk-through of your space, and once that number is set it doesn't move — no allowances that quietly grow, no change orders you didn't ask for.

What changes it is mostly what you choose to put in the room. A tile shower and a pre-made shower are two different projects. Same with kitchens — laminate-topped cabinets at one end, wood cabinets and a hard stone counter at the other, where the cabinets alone can run $20,000 to $30,000 before anything is installed.

Those ranges assume the footprint stays where it is. Moving walls, adding electrical or plumbing, or a house old enough to need asbestos testing all sit outside them. The smallest job we take on is a full bathroom gut and redo.

Most contractors won't put a number on a website — there are enough variables in a bathroom or a kitchen to make it uncomfortable. We'd rather you know roughly where you stand before you spend an evening on the phone with us.

Why don't you negotiate your price?

Because moving the price would mean cutting a corner somewhere you can't see. Our number covers the whole job done to the standard we hold — the protection, the project management, the cleanup, all of it. Discount the number and something quietly comes out of the work. You wouldn't find out until you were living in it.

We price it once, properly, and then we hold it. That's the only way the promise works: you hand it over and stop thinking about it. That promise can't survive a corner we cut to win you.

If the lowest number is what matters most, we're honestly not your best call — and we'll say so on the phone rather than take up your afternoon.

What's the renovation process from start to finish?

Three steps, and none of them land on you. We walk your space once and come back with a plan, a schedule, and a number — then ask you one question: does this sound right? You say yes. We protect the house and get to work. We finish and leave no trace of the mess, only the room you were promised.

One team owns the whole thing start to finish. You won't be coordinating trades, chasing updates, or wondering who to call. You point at what you need. We carry the rest.

How do you protect my home while you're working in it?

Floor coverings go down and poly dust walls with zipper doors go up before a single tool comes into the house. The work area gets sealed off from the rest of your home, and your belongings get protected rather than just moved aside.

Then we work the way we'd work in our own home. We clean up at the end of each day, so you get your living space back every evening.

For a few weeks your home is in our care. We treat that as something we were trusted with, not something we won. On the last day we leave the finished room and nothing else.

How long will my renovation take?

About three weeks for a bathroom, and about three weeks for a kitchen. You'll get the schedule along with your plan and your price, before you commit to anything — so you know what's happening in your house and for how long, not just that we'll be starting soon.

A good part of that isn't crew time. Taping alone takes about five days of drying between coats, and we build a couple of spare days into every schedule so one slow delivery doesn't cascade through the rest of it.

What stretches a job is material. The more custom the piece, the longer and less predictable the lead time — that's the honest answer behind most delays in this trade.

You'll get a text most days laying out what's happening the next day. If the schedule moves, you'll hear it there or in person, not from silence.

Will I need to move out during the work?

Almost always, no. Our clients stay in their homes through the work. We keep a toilet functional the whole way through, keep shower downtime as short as we can, and put in a temporary sink where one is needed, so the house stays livable while we're working in it.

The one real exception is hazardous material abatement. If testing comes back positive, that's the situation where you can't be in the house — and you'll know well before it becomes a surprise.

We plan around your life where we can. One client had company coming to stay, so we pushed to finish what we could and left the second bathroom untouched and working. Once the company left, we moved into that bathroom and carried on.

Do you test for mold or asbestos before you start?

Yes. If the house was built before 1990 and the work touches drywall, taping, or anything else known to carry asbestos, we test automatically. Mold starts with a visual inspection. Either way the testing is done by an independent third party, not by us, and it's quoted in your original proposal.

Here's how that squares with our price not moving. Your quote covers demolition. If a test comes back positive, that demolition line is replaced by a quote from a licensed abatement team — the rest of your number stays exactly as it was. We won't pretend that part is free: abatement raises the total, and it can raise it by a lot.

You'll know before anything starts. We don't book hard dates until the results are back. And if you'd rather stop there, that's a fine outcome — as long as the material stays undisturbed, you can walk away with nothing having been touched.

Are you licensed and insured?

Yes. We carry WCB coverage and $5 million in liability insurance, and we're members of the Steinbach Chamber of Commerce. Our workmanship is warrantied for one year from substantial completion — so if our work fails in that window, we come back and put it right.

Worth separating two things people often blur: Malachi holds a Red Seal in carpentry. That's his personal trade certification, not a company license. Both matter, and they aren't the same thing.

That's the easy question, and every contractor answers yes to it. The harder one is what happens once we're inside your home — whether it gets protected, whether you're told what's happening, whether you have to chase us. That's the part worth asking about.

What areas do you serve?

We're based in Steinbach and work regularly in Mitchell, Kleefeld, New Bothwell, Blumenort, La Broquerie, and Winnipeg — anywhere inside roughly a 150 km radius, including into western Ontario. Travel inside that radius is built into your price, so it never shows up as a line item at the end.

Past 150 km we can still take the work, it just has to be priced differently.

A good general contractor will build your project — but you'll still be coordinating the gaps and chasing the updates. A handyman will do it cheaper — but in pieces, when he gets to it, and you'll be the one holding it together. We bring you the plan, own the whole project start to finish, and you step back.

The difference isn't craftsmanship. Everyone claims craftsmanship. It's who's carrying the project — and with us, it isn't you.

Who is Van Dycke Projects not the right fit for?

If the lowest price is what matters most, a handyman will beat our number, and probably should. If you want to approve every decision and run the trades yourself, a general contractor fits you better. And if you'd rather vet us thoroughly before you can trust us, the thing we're actually offering — handing it over and not thinking about it — won't reach you.

None of that is a judgment. Saying it out loud now saves you a sales cycle, and saves us both an awkward walk-through.
